Dorchester has seen an
influx of new developments over the past few months adding to the
desirability of its convenient location. In addition to Urbanica
E-Homes, The Savin Hill Residences, 367 Neponset, and TOD2,
Dorchester may see yet again another if approved.
The proposal for this new development, DotBlock, includes a mix
of condos, apartments, shops, and restaurants. The intended
location is now a three and a half acre patch of run-down
warehouses and industrial buildings on Dorchester Ave in Savin Hill
and will soon take new life.
Dorchester should have been hot a long time ago people are
finally catching up, said Catherine ONeill, a neighborhood resident
who is the spokeswoman for DotBlock. She went on to state that
DotBlock is banking on tapping into unmet demand for new
middle-class housing in Bostons neighborhoods and beyond. It is
said to attract everyone from young professionals and families just
starting out to empty nesters- including couples who moved out of
Dorchester or other Boston neighborhoods for the suburbs willing to
give the city another chance. We are offering a home for everyone
here, ONeill said.
There will be 64 condos in total all priced around $400,000
appealing to those middle-class buyers who may have been priced out
of Boston. The two-bedroom, two-bath units will have 1,150 square
feet of space. The condos are designed to have a distinctively
neighborhood floor and are predicted to resemble a pair of triple
deckers pushed together. Three apartment buildings are planned as
well, with units averaging about 950 square feet a piece.
The entire development is set to be constructed in phases. The
first phase will include a five-story apartment building with 50
units and the second phase includes a pair of six-story buildings
totaling 145 more units, along with a 400-car garage. There are
also plans for a 20,000-square-foot roof deck.
Eric Robinson of the South End-based RODE Architects stated that
a total of 40,000 square feet of neighborhood style retail is
planned for the ground floor of the two six-story buildings, with a
mix of coffee shops, restaurants, and possibly a grocery store
currently being eyed.
The developer, Atlas Investment Group, hopes to secure all
permits within the next few months allowing them to begin
construction in the fall.
