
240 apartments and 7,050 square feet of retail and restaurant
space
Only 0.1 miles from Fenway Park is 1350 Boylston,
potentially the new site for a 18-story apartment tower that has
just been proposed. Currently the address of a parking lot and a
Burger King, the developers at Skanska USA have now brought their
plans before the Boston Redevelopment Authority with hopes of soon
demolishing the existing site to then immediately get underway
breaking ground on a spectacular 196,500 square foot building.
A total of 240 apartments and 7,050 square feet of
retail and restaurant spaces will also be accompanied by a much
needed 105 parking spaces at the property in an underground garage.
This is not the first news for the Fenways transition to
more of a neighborhood, upscale feel. In fact, not long ago we
touched upon some additional exciting
projects that have been proposed for the area in a past blog. Indeed,
the Fenway of today will
soon never be the same and that is a wonderfully optimistic
notion.
During the filing of their ambitions, Skanska released
that, The project will continue the revitalization of this area of
the Fenway neighborhood
from surface parking lots and suburban style development to an
urban area with a mix of uses. The project will improve the street
scape by creating a consistent street wall closer to the street,
while providing a wide sidewalk on Boylston Street which will allow
for new street trees, street lighting, and benches and result in a
number of public benefits, including affordable housing, tax
revenue, and an improved urban environment.
Since our last blog post about the
Fenway as referenced
above, other newer projects such as the Fenway Triangle right
across the street; a $325 Million office, residential and retail
facility have made headlines. This complex, to be built by Samuels
& Associates, will bring the first Target store to Bostons
downtown. Furthermore, the same developers have also just achieved
final approval for their plans for The Point, a 320 unit, $185
Million building which will soon be built at the corner of
Brookline Avenue and Boylston Street. It thus goes without saying
that with upwards of ten projects slated to soon get underway in
the Fenway, this area
will no longer simply be synonymous with just being the location of
Americas Most Beloved Ballpark, but a place redefined by
breathtaking buildings and facilities making it a lasting place to
work, eat, shop, and live in luxury.
